NAN’s Life of the Order – What to Expect
Welcome! This guide walks you through the full appraisal order lifecycle with NAN, so you know exactly what happens from start to finish.

Order Placed

Your appraisal order can be submitted through Appraisal Scope or your lender’s platform, which automatically feeds into NAN’s system.

  • Need help? You can always contact us directly, though if you’re using a third-party platform, it may be best to reach out through their system for faster support.


Payment Process

Once NAN receives the order, we work on initiating payment so we can begin processing the file.

  • We make multiple attempts throughout the day to collect payment due to urgency.
  • Please note in the order if someone other than the borrower is responsible for payment.
  • Some orders can move forward via invoice or based on pre-existing agreements with the lender.


Order Assigned

After payment, we assign your order to the most qualified appraiser.

  • We use KPIs (Key Performance Indicators) to find the best match based on geography, experience, and turnaround time.
  • Our goal is to avoid delays by assigning the right appraiser from the start.


Order Outreach

Our team begins managing the file by:

  • Following up with the appraiser until the inspection is scheduled.
  • Communicating with all parties (lender, borrower, broker) regarding any documentation needs or special requests.

ℹ️ Sometimes, files are placed on hold if additional documents or contact information are needed for scheduling.


Inspection Complete

Once the inspection is done:

  • We track the file closely and stay in communication with the appraiser to meet the due date.
  • Any important updates will be shared directly with you.

We emphasize urgency and accountability at this stage.


Order Uploaded

When the appraiser submits the report:

  • It goes straight to our review team for quality control.
  • Once cleared, the report is delivered based on your lender’s setup—either to the borrower, broker, or lender.

If revisions are needed before release, they are returned to the appraiser immediately.


Order Revisions

Revisions may be requested by:

  • NAN’s internal review team
  • The underwriter or client

We send the revision request to the appraiser and work to get it back within 24 hours.
 If delays occur, we’ll notify you right away.


 Order Complete

Once the file is finalized:

  • It’s delivered to all designated recipients on file, including the borrower if applicable.
  • Need additional changes? You can request them through the order file or by emailing nansupport@nan-amc.com.
