Reconsideration of Value (ROV) – What You Need to Know

 What is a Reconsideration of Value (ROV)?

An ROV is a formal request submitted by a lender to re-examine the value concluded in an appraisal report. It typically includes alternative sales data, factual corrections, or additional market information that may impact the appraiser’s opinion of value.


NAN’s Role as an AMC (Appraisal Management Company)

  • We manage the review, processing, and coordination of all ROVs between the lender and appraiser.
  • We follow a strict one ROV per appraisal policy to ensure consistency and compliance.
  • Our team will communicate updates through the order system or via email, keeping you informed throughout the process.

How to Submit an ROV to NAN

  1. Lender completes the official ROV form (available at nan-amc.com/rov).
  2. Email the completed form to: transfers@nan-amc.com
  3. Once received, NAN begins processing immediately and notifies the assigned appraiser.

What to Expect After Submission

  • We target a 24–48 hour turnaround after the appraiser receives the ROV request.
  • If the ROV meets all guidelines, the appraiser will review the content and respond accordingly.
  • If the ROV cannot be processed (e.g., missing data, out-of-scope request), NAN will inform you with an explanation.

Special Circumstances

While we typically allow only one ROV per appraisal, rare exceptions may apply. If special circumstances arise, our team will evaluate and communicate next steps during the process.

  •  Fill out the ROV form completely – incomplete submissions may delay processing.
  • Attach relevant support – include MLS data, corrected facts, or additional comps as needed.
  • Email once, clearly – always send the completed form directly to transfers@nan-amc.com to avoid delays.
  •  Be prompt – we work quickly once submitted, but delays can occur if clarifications are needed.
